Growth Golden Rules
The conditions under which we will grow and develop are set out in our Golden Rules. These are inbuilt into our scheme appraisals and ensure that with a needs led approach and Commissioner support we have long term sustainability and viability for each scheme
Our Golden rules are:
- Lease Rent should be no more than 50% of the rent charged to tenants
- Minimum 15% gross margin
- Complies with Rent Standard for charging exempt SSH rent
- Has Commissioner support
- Housing Benefit likely to be paid
- Has a Care Provider in place
- Void risk covered through service level agreement
- The relevant subsidiary is party to an agreed Works/Building Contract, with warranty,
- and defects recovery process in place
- Property is self‐contained, in the right location and appropriate for the customer group
We will continue to focus our growth on the North West, Midlands and the M62 corridor where our established maintenance and management services can provide high quality services in a cost-effective way. We do however consider other opportunities and especially in other areas where we have existing accommodation, or we can build a longer-term strategic partnership with Commissioners. In these areas we still we use our own management team but utilise alongside this our maintenance partnership with Plentific
